1. Feasibility and Brief
We begin with a consultation to understand our clients’ requirements and formulate a brief for the project. During Stage 1, we set the tone and outline the scope by identifying key priorities and ambitions. We also offer feasibility studies and development appraisals to our commercial clients in order to assess GDV.

2. Concept Design
We develop a single solution based on the project brief and present an initial concept design package. The design is developed in line with local planning guidance and, at the end of Stage 2, we obtain Planning Permission, Listed Building Consent and Conservation Area Consent as required.

3. Developed Design
The approved designs are developed to ensure compliance with Building Regulations. Aspects such as accessibility, electrics, drainage, ventilation, energy, structure and construction all come in to play. We manage input from other consultants and, at the end of Stage 3, obtain a Building Warrant for the works.

4. Technical Design
Stage 4 takes the proposals to the next level of detail and concludes with a full package of Tender Documentation, which can be issued to contractors for pricing. Our tender packages include full construction details, as well as material specifications and schedules.

5. Construction
During the construction phase, we prepare and administer the construction contract on behalf of our clients and cary out site inspections to ensure compliance with the Production Information and Building Regulations.

6. Handover
After handing over the finished project, we obtain a Completion Certificate from Building Control and remain on hand to assist with any snags or defects found during occupation.
